Reservations require a valid Credit / Debit card to complete the booking. Lead person staying must be minimum 21 years age.  A booking confirmation is automatically emailed on completion and Invoice receipt emailed on payment.

 

Payment:

At time of booking:  £500* booking deposit is taken via Credit / Debit card. *OR as % or £ shown if booked via 3rd party booking site.

30* days before check in – Remaining balance of payment is automatically taken on Credit / Debit card supplied.

*OR as days stated if booked via 3rd party booking site. OR by owners other arrangement.

Prior to arrival – Additional £500 Good housekeeping / Damage deposit will be taken on Credit / Debit card supplied. Deposit returned within 7 days of check out on satisfactory inspection of the property.

 

Cancellation  / Changes to booking:

*30 days and over from check in date: Free Cancellation and full booking deposit returned.

*15 – 29 days: 50% refund

*14 days or less: 0% refund

(*Bookings via 3rd party sites may differ slightly. See terms of those bookings)

Exception / Grace Period / Free cancellation :

If change to booking made within 48 hours (but not arriving within 48 hours).

If notified prior to check in date due to COVID-19  Scottish / UK government travel / accommodation restrictions.

Parking: Free private off street parking at the property is available.

 

 

Check Out Time: 10:00    **please return Key to Key box  OR  post through letter box on departure**

The property must be left in a good condition on departure with all kitchen and dining areas clear and sinks, dish washer, fridges/freezers emptied with clean crockery, glasses and utensils returned to cupboards, Please use appropriate trash and recycling bins provided.

 

 

Smoking or Vaping is NOT permitted in any part of the building, any public rooms, bedrooms, toilets etc. including the Tipsy Laird Bar. Smoking outside only and away from open doors / windows. Non-compliance of this law will result in the loss of part or all of your deposit (subject to management discretion) to allow for deep cleaning of the room and the resulting delay of re-letting the property.

No Pets are allowed.

No Extra guests are allowed (Sleeping Max.16 in beds provided + Cots), OR  Max. numbers per Scottish Government COVID-19 rules.

Private Events & Additional services – Available only by prior arrangement and for direct bookings. Please contact us directly to arrange an event or additional services. (Events are NOT available to guests booked via 3rd party booking sites).

 

Guests undertake to behave in a proper, appropriate and legal manor at all times with due respect to the property equipment, furnishings and house rules / signs. As well as to fellow guests, neighbours, the owners, staff or any contractors / service personnel whilst on / attending the property.

Hot Tub rules / signs must be adhered to with special care and supervision of children at all times around the Hot Tub.

Young children must be kept away from OR supervised at all times around any high heat sources & cooking equipment when in use, such as open gas Fire in Lounge, Log Burning stove in Tipsy Laird bar, BBQ, Fire Pit, Gas Kitchen Cooker or any other high heat source on the property. (Child fire guards are NOT fitted).

Excessive noise outdoors is not permitted, especially during the night.

Any damage or breakages should be reported to the owner prior to departure or immediately should it pose a safety risk. Damage, breakages &/or any specialist repair or additional cleaning costs incurred, will be deducted from your deposit or charged in addition should the cost be greater. This includes costs where any damage / repairs may delay the entry or reduce the facilities to the next guests.
